Transportation

Transportation assets are those assets that are utilized in the transportation of persons and cargo, as well as any leases or lease receivables or accounts or notes receivable related to such assets:

  • Commercial Aircraft and Engines

  • Airport Ground Support Equipment

Aviation

  • access will provide opportunities to invest in discrete commercial aircraft or spare engines (not blind pools) with such assets typically having economic lives of approximately 20-30 years
 
  • The assets will be contracted under operating leases with commercial airlines, generally with remaining lease terms of between 1 and 10 years
 
  • Leases attached to the assets provide regular cash flows paid by the operator/airline (passenger or freighter) in the form of monthly rent
 
  • In addition, the operator/airline will typically compensate the lessor for the value of maintenance accrued on the aircraft and engines during the lease term; this is usually paid either on a monthly basis or in a lump sum at the end of the lease term
 
  • If the asset is at the end of its useful economic life, access will arrange for “parting out” of the asset, which involves disassembly of the asset and the sale of those parts that retain economic value. There is a very well established and liquid market for used aircraft and engine parts, and in many instances the part-out value at the end of the asset’s economic life can be several million dollars
 
  • access will oversee all aspects of the ownership of the asset on behalf of investors, including lease administration, remarketing, maintenance compliance, and the end-of-life parting out of such assets
 
  • Importantly, commercial aircraft and engines, and certain associated spare parts, benefit from special protections in the United States and many countries worldwide that require a lessee of such equipment to return the asset within prescribed timeframes in the event of bankruptcy unless the lessee agrees to perform on its lease and cures past defaults, thereby avoiding any protracted bankruptcy stays. Aircraft are a fungible asset that can be redeployed with different airlines around the world, thus enhancing their liquidity and value for investors

Rail alternative investment

Rail*

Investments in the rail sector will most commonly be in discrete pools of railcars, which can be of the same model or different models. Among the types of railcar models that may be the target of investment are boxcar, centerbeam, covered hopper, coil car, flatcar, gondola, intermodal equipment, refrigerated boxcar, open-top hopper and tank car. Rail investments may also be in locomotives

Generally, railcars have economic lives of up to 50 years and are subject to regulatory usage statutes that vary by country

  • Railcars will be on contracted leases with rail operators and such leases will provide for on-going cash flows in the form of rent and, in certain instances, maintenance reserves
 
  • At the end of a railcar’s economic life there is a well-established scrap market for the underlying materials

Maritime

  • Investments in the maritime sector will be in discrete vessels, ranging from cargo carriers, passenger carriers, industrial ships and service vessels
 
  • On average, maritime assets have a useful economic life of 25 to 30 years
 
  • As with aviation and rail assets, maritime assets will have contracts in place with underlying operators that would provide for rent, maintenance and compliance with all relevant statutory requirements
 
  • access will oversee all aspects of the ownership of the maritime asset on behalf of investors, including charter administration, remarketing, maintenance compliance and the end-of-life parting out of such assets

Trucking

Investments in the trucking sector will be made in common fleets of commercial trucks ranging in size from delivery trucks to 18 wheeler over the road tractor trailer fleets used to transport goods and raw materials

Truck fleets would have lease agreements in place with well-established companies that would cover all rental and maintenance requirements

  • It is common for over-the-road diesel vehicles to have a service life ofone million miles or more
 
  • access will oversee all aspects of the ownership of the trucking assets on behalf of investors, including lease administration, remarketing, maintenance compliance and the end-of-life parting out of such assets

Real Estate

  • Real estate opportunities to be offered by access will cover the full gamut of real estate assets. We would expect our offerings in this area to cover properties such as office buildings, residential apartments, retail, mixed-use, hotels, commercial properties and warehouses
 
  • As well, we may offer investment opportunities structured as REITs (trusts funds), RELPs (joint ventures), real estate impact investing and hard money loans
 
  • Real estate offerings will all have triple net leases on the properties tobe acquired, providing current cash flow to our investors
 
  • access will oversee all aspects of the ownership of the real estate asset on behalf of investors, including lease administration and remarketing

Infrastructure

  • Infrastructure investing covers a wide range of This would include toll roads/bridges/tunnels, cellphone towers, wind/solar/geothermal/battery energy “farms”, power plants and oil rigs

  • Each infrastructure investment would generate a regular cash flow,generating current income for the investor

  • access will oversee all aspects of the ownership of the infrastructure assets on behalf of investors, including lease administration, remarketing and maintenance compliance
